If you are looking to ask a seller to cover some or all of your closing costs, keep in mind that a seller will consider doing this only if you add the price to do so into your offer for the home. This is done as a courtesy to you, to put those costs into your mortgage, and keep your out of pocket expenses lower at closing.  If you are needing this strategy, I'll need to speak with your lender BEFORE we write a contract to determine your personal closing cost situation.  All buyer's financial situations are different.  One size closing cost amount does NOT fit all.  A letter of pre-approval will be expected to begin viewing homes, and your lender can quickly supply us with one.  Sellers request that only buyers qualified to purchase their home be admitted for showings.
